A lot of property in Cyprus is sold “off plan”.
That is it is sold prior to having been built. This suits
investors, or those who do not need to use the property in
the short term, as the property may often not be completed
for up to two years. The purchase price will be that set by
the Developer, and there is little for a valuer to value against.
Zest recommends that you make comparisons of similar properties
from other developers to ensure that you are getting value
for money and that the price has not been artificially inflated.
If the property has already been built, then we would recommend
that you engage an independent valuer to provide a true market
valuation of the property. Since property in Cyprus is relatively
cheap, it is easy for the price to be inflated above market
value, and yet it may still look attractive.
